How often should Sarasota homeowners book a recurring house cleaning?

I own a single family place in Osprey but live out of state most of the year. The house sits empty between family visits, yet the AC runs, dust still lands, and I need photos for insurance before storm season.

For a part time occupied home, is weekly overkill? Would every other week keep bathrooms and kitchen reasonable, or does monthly make more sense when nobody is there for weeks at a stretch?

I want a cadence I can put on a shared calendar with clear scope in writing before anyone keys in. What interval do other owners use when the house is not full time?

I schedule our Sarasota single family home around what actually gets dirty, not what sounds tidy on paper. High traffic zones are the kitchen, primary bath, and any entry where shoes and sand collect. With no pets, every other week kept floors and counters where we wanted them. When we had a dog for one season, weekly made more sense because hair and paw prints showed up on tile within days.

Sand is the wildcard here. Even with the house closed up, grit tracks in after each visit and settles on baseboards and sliding door tracks. That is what slipped first when we tried monthly: bathrooms were fine, but floors looked dull and the guest bath tub ring came back fast.

What I do now is match the visit to the room that fails first. If you are away for long stretches, ask for a lighter touch on bedrooms and a heavier pass on kitchen, baths, and floors near the lanai or porch. Request the same checklist each time so you can compare photos visit to visit. If the house is empty for a month, a mid gap wipe of sinks and a quick floor sweep between full cleans may be enough, but put that in the scope so nobody assumes the whole house gets the same attention every time.

ok so four kids and one kitchen that never stops means our cadence is basically “how long until someone spills syrup on the tile” lol

we started every other week and that was fine until hurricane prep season when everyone was in and out with sandy feet. then we bumped to weekly for about two months because the mudroom and guest bath were losing the battle. no pets but the traffic is like a small school bus depot

what changed our mind back down was putting a 10 minute nightly sweep on the kids after dinner. that kept crumbs from becoming grout art. now we’re every other week again with a monthly deep on baseboards and inside the microwave when i remember

if your osprey place is empty, i’d still do every other week for the baths and kitchen at minimum, or monthly with a written note that those rooms get priority. empty houses still grow tub rings and countertop dust. calendar it like a storm drill: same day, same list, photos in a folder for your insurance packet :pancakes:

Coming back to my own question with something I found while reading up on closing a seasonal home. UF/IFAS Extension puts it this way:

“Florida is warm and humid. Pests and organisms, such as mildew and bacteria, may attack organic materials. Wood, cotton, wool, leather, and the tiniest traces of dirt or even starch in fabrics can decay, deteriorate, and develop odors.”

That is Florida wide guidance, not Osprey specific.
